Important Schematic Design Of Phase 1 Completed

SchematicThe important schematic design for Phase 1 of Augustaleehas been completed, representing thousands of hours of work by the Architecture and Engineering Teams and others. Schematic design includes architectural, civil, mechanical, electrical and structural components of the project, as well as roadway and offsites.

“This will allow Whiting-Turner to meet with numerous subcontractors and give us an accurate pricing update for building the project,” explained Josh Rector, Senior VP of Cornelius Bromont, the developer. “In addition to the Charlotte regional office, we have also engaged Whiting-Turner’s corporate office in the pricing of the project.”

Once Whiting-Turner gets feedback from its “subs” on pricing and ideas for any cost savings, the whole Design and Engineering Team will go through a value engineering exercise to ensure that the design is cost-effective without compromising quality and vision for the project. This process will be completed several times through the design phase.

“This is an important milestone as the project continues to move ahead and gain momentum, ” Rector said.

Continuing Education for Design, Ownership and Construction Teams

TeamsThe Village’s Design, Ownership and Construction Teams continue to study and learn from other mixed-use developments around the country. Recently the teams toured several sites in the Northeast, focusing on the Baltimore-Rockville MD area, especially the Rockville Town Center. The teams had the opportunity to tour Rockville Towne Center with both the construction manager in charge of the construction of that project as well as the property managers/developers who are running the project currently.

A Positive Development Outlook And Continuing Progress

Shoppers“Despite the current economy, we think we’re in a good position with a planned opening of Phase 1 in October 2012,” said Senior VP Josh Rector. “We’ve seen many retailers’ stocks go down recently, but we think there will be an upturn and excitement in the market by the time Phase 1 is open.”

Meanwhile the Team has made continued progress on roadways, thanks to cooperation with the Town of Cornelius, N.C. Department of Transportation, Kimley-Horn engineers, and Cornelius Bromont, with open lines of communication among all groups

History Section And Photos Added To Website

SiblingsA brief yet fascinating history of the Village site, originally a century-old farm belonging to the Cooke family most of that time, has been told in words and pictures on the project’s website at http://www.augustalee.com/history.html. The project’s community relations and communications firm Lawrimore Inc. worked closely with several members of the Cooke family to get the facts and images shown on the site. Special thanks go to J. R. “Bob” Cooke of Ithaca, N.Y., longtime Cornell University faculty member and dean, for providing most of the photos and historic details.

“There would be no Augustaleeif the Cooke family had not preserved this beautiful site all these years, holding out against many suitors, until we offered them what they had been waiting for,” Josh Rector said, “a vision of a landmark development they can all be proud of for many, many years to come .”

Value Engineering Exercise Underway

Value EngineeringThe Design and Engineering Team members are meeting for several days in mid-October on value engineering to enable Whiting-Turner to get the best pricing feedback from subcontractors and others involved with the project.
