Whiting-Turner Selected As Construction Manager
July 2008 - The Whiting-Turner Contracting Company has been selected as construction manager for the $516-plus-million Augustalee, mixed-use development in Cornelius, NC.
“Although Whiting-Turner advised us in the early stages of project planning, we felt a full and detailed review of all options available was required before awarding construction management responsibility,” said Josh Rector, senior vice president of Cornelius Bromont, LLC, the project developer. “After considerable due diligence, we feel confident our selection of Whiting-Turner is the best choice for meeting project needs, and look forward to working with the expert team WT has put forward for this substantial project.”
Founded in 1909 in Baltimore, Whiting-Turner has offices across the U.S. including Charlotte and Raleigh, N.C. The firm is recognized as one of the nation’s leading mixed-use community builders, including such landmark projects as CityPlace in Florida, Crocker Park in Ohio, and Rockville Town Square in Maryland.
Whiting-Turner’s Charlotte office, managed by Tim Stevens, has served as the construction manager of such high-visibility projects as:
• Concord Mills, one of the Carolinas’ largest shopping malls, including the simultaneous realignment of Speedway Boulevard around the project
• The new Dell manufacturing facility in Kernersville, in excess of $50 million, built in six months
• The current renovation of Monroe Mall in Monroe, N.C.
“Whiting-Turner has superior capabilities to build both our mixed-use Village and several miles of I-77 widening, as well as a new Exit 27 intersection, simultaneously,” Rector said. “Our goal is to complete phase 1 construction including the roadways in three years, starting in the fall of 2009, which will be quite a challenge. But we are making plans and getting approvals so that work can begin as intended.”
Whiting-Turner maintains a 5A-1 Dun & Bradstreet rating and a bonding capacity of $4 billion. The firm is financially independent and without debt. Details at www.Whiting-Turner.com
Other News From AugustaleeTeam
• The Design Team is continuing to refine and detail the design of the complex underground mechanical, electrical and plumbing systems for the project, including budgeting and structural details. A post-tension concrete system has been confirmed as the preferred structural system for the main street buildings. Another design concern is ensuring that delivery trucks entering the property and using the underground transportation system will be able to navigate the site efficiently and effectively, without disturbing residents, shoppers and employees of the project.
• Landscape Design and Branding concepts are being explored by a group including architect Richard Bartlett, chief landscape designer Brian Jenest, Senior VP Josh Rector, development team member architect and designer Charles MacLean, and design and brand strategist Mervil Paylor, who has joined the VLN Design Team.
• The Leasing Team is working on finalizing language for Letters of Intent (LOI), the first of many steps in securing commitments from major tenants. Leasing manager Dan McGinnis of CB Richard Ellis is working closely with Bartlett Hartley and Mulkey (primary architects) on a Tenant Criteria Handbook to make sure that all tenants are compatible with the vision of the Village and with one another. This will further ensure a high-quality, master-planned project.
• Transportation approvals are moving through the ranking process for the Long-Range Transportation Plan for Mecklenburg and Union counties. The process is largely complete except for making the final transportation system model, which will probably be completed by the Charlotte DOT by late August. Results will be announced in a future issue of this newsletter.
